Feedback sought on 38-storey high-rise
Community input is being sought during the design stage of a proposed development near North Wollongong railway station
Wollongong is growing up... and up... and up. But is it ready to go to 38 storeys?
That's the question being asked, with community input sought on a proposed high-rise development located just 50 metres from North Wollongong railway station.
The ambitious proposal, for a site on the corner of Flinders Street and Flinders Lane currently occupied by Wollongong City Motors, is listed under a State Significant Development Application.
The proponent is proposing a 38-storey, mixed-use development with approximately 293 "build to sell" apartments – with 15% of the gross floor area designated as affordable housing.
Also included in the proposal are 211 "co-living apartments" suitable for university students or young professionals and ground-floor retail premises.
Consultants HillPDA said "your feedback will help inform ongoing design development prior to lodgement of the planning application".

"The site benefits from excellent public transport, located immediately adjacent to North Wollongong train station and several key bus routes. The site is also located nearby key destinations, such as Beaton Park Leisure Centre (500m), North Wollongong Beach (900m) and University of Wollongong (1.5km)," the consultants said.

North Wollongong station is one of 39 transport hubs listed by the NSW Government for Transport Oriented Development (TOD), a program that aims to fast-track approvals for the planning process to address the current housing crisis.
In May 2025, the Planning Minister, Wollongong MP Paul Scully, spoke about the importance of creating new housing options in areas like North Wollongong.
"Density is the sensible option but density connected to transport, connected to jobs, near to open spaces but also with underlying infrastructure – the enabling water and wastewater infrastructure here at North Wollongong where we have capacity – is the sensible place to achieve it."
If approved, Wollongong's newest skyscraper will be a close neighbour to Dan Murphy's, North Wollongong's IGA and the Harbourside Fish Market.

It is also close to other big housing projects to the north, on the former Bunnings site, and Brooklyn Square, now well under construction.
