1. Painting can truly transform your home. Whites and neutrals are undoubtably very on trend and can really freshen up any property. Lighter colours also make rooms feel more spacious and appeal to a broader range of potential buyers as they are better able to visualise their own furniture and individual styling when presented with a “blank canvas”.
2. Flooring is another key area that can really add value to your home and make a big impact for first impressions. The best rule of thumb I always recommend is to avoid installing flooring that is too light, dark or overly ash in colour as this can often clash with potential buyer’s style or furniture and aren’t generally “in style” for very long. Neutral, natural flooring colours always look beautiful, appeal to more people and provide more of a timeless look for your potential buyers.
3. Landscaping and yard spaces can make a dramatic impact to your home. Something as simple as tidying up the lawns and gardens and clearing any overgrown areas to your yard will work to your advantage. Adding an inviting outdoor space such as a deck, with seating or even a fire pit can really change the look and feel of your property and allow potential purchasers to really visualise living in the space.
4. Property layout – basic renovations can make a big statement to potential buyers. This can include opening up the main living areas by removing or halving a non-load bearing wall to really transform your home into a more spacious open planned layout. These types of renovations will require the right tradespeople, of course, but can make a big difference to the feel of your home to potential buyers.
