Last weekend was buyers' last opportunity to secure a new home before Christmas and the New Year. Most contracts have 42-day (6-week) settlement periods, taking any sales up to Christmas. It was a “balanced” weekend of open homes and sales, with some properties continuing to attract crowds and others virtually nothing.
Stock levels across the postcodes 2508 and 2515 remain high at 85 and this is does not include a number of properties that agencies have “off market”. These properties are marketing by an agent to their database instead of going online with RealEstate and Domain etc. This type of strategy worked well in the Covid era of booming prices, however, not so well in the current market.

- 5 Cassandra Place, Stanwell Park under contract just before the scheduled auction on Saturday 17/11/22 for $1,900,000 by Ian Pepper at Ray White Helensburgh
